(EPC) Energy Performance Certificates

The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient and with the average to date being D.

What else does the certificate do?

EPCs are measured using the same calculations for all homes, so you can compare the energy efficiency of different properties.

Why have Energy Performance Certificates been introduced. The EPC has its roots in the Kyoto Protocol which was a worldwide initiative started in 1997 to address the issue of Greenhouse gases. Since then the European Union have formulated the European Directive for the Energy Performance of Buildings, which applies to all member states with a clearly defined timetable of the measures we must introduce. By 2009 virtually every property in the UK including our homes, shops, offices, factories, schools and hospitals will require an (DEC) and (EPC).

An Energy Performance Certificate (EPC) is a certificate which demonstrates the energy rating of a building. It forms part of the 'Energy Performance of Buildings Directive' (EPBD) which the Government is currently implementing in England and Wales.

The energy performance of a building is identified using an 'A' to 'G' grading system, similar to the energy grades provided with appliances such as a washing machine. 'A' is very efficient and 'G' is the least efficient. 

Does everyone need an EPC?

The EPC is required by law when a building is constructed, sold or put up for rent.

Builders
An EPC needs to be provided to buyers of newly built properties.

Landlords or Estate Agent
If you are a landlord or estate agent , you’ll need to make an EPC available to prospective tenants the first time you let a home after 1 October 2008. An EPC is only required for a property which is self-contained, and is valid for 10 years.

An EPC isn’t required when a tenant rents a room and shares facilities.

Tenants
If you are interested in renting a property then you need EPC. An EPC is only required for a property which is self-contained, and is valid for 10 years.

Since 14 December 2007 every home put on the market, no matter what size or age, must have a HIP (Home Information Pack). It brings together valuable information at the start of the process - such as a sale statement, local searches and evidence of title - which could save you money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.
